What this report is — and is not

What it is

  • A plain-English read of PUBLIC GOVERNMENT RECORDS for the address you entered — federal, state, and local environmental, hazard, zoning, and parcel records — aggregated as of the date the report was run.
  • Every finding is NAMED and SOURCE-CITED, so you can verify it at the original government source.
  • A screening tool to help you decide where to look harder — a starting point for diligence, delivered fast.

What it is not

  • NOT a Phase I Environmental Site Assessment, and not a substitute for one.
  • NOT professional environmental, engineering, legal, title, or investment advice, and it creates no professional relationship.
  • NOT based on a site visit — no one inspected the property; we read records.
  • NOT an interpretation or an opinion on the records — we report what the public sources say and cite them; we do not adjudicate them.
  • NOT a guarantee of completeness or currency — government databases update on varying schedules, and very recent events may not yet be reflected.
  • NOT a substitute for professional due diligence. For anything that matters to your decision, verify at the source and consult the appropriate licensed professional.

Informational purposes only

Parcelscope reports aggregate publicly available government records and present them in plain language for INFORMATIONAL PURPOSES ONLY. A report is not a Phase I Environmental Site Assessment; it is not professional environmental, engineering, legal, title, or investment advice; and it does not create any professional or fiduciary relationship. See “What this report is — and is not,” which governs how you should read every report.

No warranty

Reports are provided “AS IS” and “AS AVAILABLE.” We compile third-party government data that we do not control and cannot guarantee to be accurate, complete, or current; databases update on varying schedules and recent events may not be reflected. To the fullest extent permitted by law, we DISCLAIM ALL WARRANTIES, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. Where a source could not be retrieved, the report says so and withholds the score rather than guessing — but we still do not warrant the underlying data.

Limitation of liability

To the fullest extent permitted by law, our TOTAL LIABILITY to you for any claim arising out of or relating to a report or these Terms is LIMITED TO THE AMOUNT YOU PAID US FOR THAT REPORT. We are not liable for indirect, incidental, special, consequential, or punitive damages, or for any decision you make in reliance on a report. You are responsible for your own due diligence.

Refunds

If you are not satisfied for any reason, request a refund within 14 DAYS of purchase and we will refund your payment IN FULL, NO ARGUMENT. Email support@getparcelscope.com.

Acceptable use

Use reports for your own lawful property-diligence purposes. Do NOT use a report as a “consumer report” or for any purpose governed by the Fair Credit Reporting Act (e.g. tenant, employment, or credit screening) — the reports are not consumer reports and must not be used to establish eligibility for credit, housing, or employment. Do not resell, scrape, or redistribute reports in bulk, or misrepresent a report as professional advice or as our endorsement of a property or transaction.

Your acknowledgment

By purchasing, you acknowledge that you have read “What this report is — and is not,” understand that the report is informational and not a substitute for professional due diligence, and accept these Terms and the Privacy Policy.

Privacy Policy

What we collect

The minimum to deliver your report: your email (to create your account and send the report), the property ADDRESSES you enter, and a payment confirmation from our processor. Card details are handled by our payment processor (Stripe) — WE NEVER SEE OR STORE YOUR CARD NUMBER.

How we use it

Only to run and deliver your reports, service your account, and provide support. Addresses you enter are used to generate reports and may be kept with your account so you can revisit past runs and (if you opt in) watch a parcel for record changes.

We do not sell your data

We do NOT sell, rent, or trade your personal information. We share data only with the service providers we need to operate (e.g. the payment processor, hosting, email delivery), and only as needed to run the service.

Data sources

The records in a report come from PUBLIC government databases; we are a reader and compiler of that public data, not its source.

Retention and deletion

We keep your account data while your account is active. Request deletion of your account and data at any time by emailing support@getparcelscope.com; we will delete it (except records we must retain for legal, tax, or fraud-prevention reasons).
