Picture a Victorian off Main Street.
A brick Victorian three blocks from the Public Square, walkable to coffee and the Franklin Theatre marquee. Or picture the other Franklin: a 2022 build on a cul-de-sac at the county's growing edge, sod still knitting together, a farm visible past the back fence. Both are Franklin. The showings are equally persuasive, and the records under each are entirely different documents.
§ II · The hidden layer
Downtown Franklin has been a working commercial town since 1799, and the record keeps what the streetscape has renovated away. Our downtown verification run surfaced roughly eighty underground storage tank records within range — the gas stations, garages, and fuel oil of a century of Main Street commerce — with twenty-two of them carrying leak files, plus four dry-cleaner solvent records within the same radius. None of that is visible from the sidewalk, which is the point of the sidewalk: Franklin's historic core is beautifully kept, and the keeping is cosmetic, not geological.
The Harpeth River bends around that core, and its flood zones bend with it. Franklin flooded hard in May 2010 along with the rest of Middle Tennessee, and the Harpeth has reminded the town since that the mapped Zone AE corridors along its banks are not decorative. Under everything sits the Central Basin's Ordovician limestone — our Franklin runs read karst-prone at the parcel — which shapes both drainage and how any of those tank releases travel underground. And at the growth edge, the newest Franklin meets the oldest land use: subdivisions built to the fence line of active row-crop and pasture ground, where the relevant record is a satellite's planting history rather than a regulator's file.
