Each Pro report measures your parcel against the federal, state, and county databases listed below — distances in feet, with bearing and prevailing wind. We name every source, every time, so any line on the page can be verified against the public record.

EPA SEMS · RCRA · ACRES · TRI — Superfund listings, hazardous-waste handlers, brownfield assessments, and reported toxic releases, joined to the parcel.

TDEC UST · LUST · DCERP · Remediation — every registered underground tank, leak history, dry-cleaner solvent site, and state-led cleanup within range.

PFAS source proximity
Known and suspected PFAS sources — industrial dischargers, fire-training areas, AFFF legacy sites — measured against the parcel in feet, with bearing.

FEMA climate & physical risk
FEMA flood zone designation (NFHL) plus FEMA NRI six-hazard risk profile — riverine flooding, hurricane, wildfire, heat wave, drought, and coastal flooding where applicable.

Zoning & overlay districts, recent permits, open code violations, property tax and assessment history — sourced from Metro Nashville Open Data.

This is not a Phase I Environmental Site Assessment. Parcelscope Pro aggregates publicly available government records to help you decide whether a property warrants Phase I, title, geotech, or financing-grade diligence.
